Building a custom home doesn’t need to be an overwhelming process. Through educating and efficient planning through our seminars and conversations, we can eliminate your stress. Below are a few of the common questions that our clients have:

Why focus on relationships first? Why not the actual building process?

At Sagebrook, we believe that we are in the business of helping you achieve your dream home. To do this, it’s important that you trust us. We aren’t here to quickly build a house and leave. We’re here to support you before, during, and after your custom home project. This is why we focus on having one-on-one consultations BEFORE you even decide to move forward. We want to invest in you and our relationship before you invest in us.

What is the typical process like?

Our top priority is making sure you feel knowledgeable and comfortable in moving forward with your custom home. Prior to starting, we always work through an initial, complimentary consultation session to ensure that we understand your needs, that you understand the process, and that we are the company for you. You are under no obligation to move forward with us at this point.

What type of warranty do you offer?

New Home Warranty is mandatory in Canada, we adhere to the National New Home Warranty Program, which protects you from potential defects in materials and workmanship in the first year, distributions systems for the first 2 years, building envelope in the first 5 years, while covering structural defects in your new home for 10 years.

I have an idea of what I want my home to look like. Are you able to provide plans to help me finish my idea?

Absolutely. We don’t expect you to come to us with a completely designed property. Building your home is about having conversations and understanding the life you want. From there, we focus on designing a house that supports your budget as well as your lifestyle.

Who oversees the construction of my home? Will they be my primary contact?

Your home will have a Project Manager overseeing the entire process. They will be your primary contact for anything construction related. You’ll always have a customer representative in our office for support at all times as well.

How and when will the price for my home be determined?

We first must understand the budget that you’re working with. From there, we can start discussing what type of custom design features you want for your home. However, we will walk you through all costs, providing you a very transparent understanding of what the prices are. Your home building budget will be locked in prior to starting construction.

How often will I have access to my home during the building process?

Part of the fun of building your custom home is watching the process happen right in front of your eyes. You will have access to your home when our team is on site. This ensures that all safety measures are followed. With a well-defined building process, you will know when we are on site so you can come and ask all your questions, see the progress, and simply enjoy watching your custom home unfold.

We also take into account your requests as to how often you would like updates on the house, and build these visits into our timeline.

What is the general timeline for building a custom home?

A typical home building process from start to finish can take anywhere from twelve (12) to eighteen (18) months including planning, design and City permits. However actual construction from excavation to completion is only six (6) to eight (8) months.

Am I able to make changes and / or upgrades before and during construction?

Yes. However, we do require change orders to be completed, and note that changes and / or upgrades could affect the budget and timeline. To stay on time and on budget, we encourage taking the time for efficient planning to avoid delays and costly mistakes.

How much does it cost to build?

Building costs are broken down into soft costs (non-construction costs) and hard costs (construction costs). It is important to know exactly what is included under each category. We break this down for you in our monthly home building seminars, as well as our one-on-one consultations. Hard construction costs can range depending on the type of finishings you want in your home. A good range to start with is a mid-grade spec at approximately $150 / sq.ft. as mid-grade specs are standard in the inner-city homes and it’s always good to build competitive with what’s being built around you.

Do you have preferred trades you work with or can we choose our own trades?

We have formed long term relationships with our preferred suppliers and trade partners. It’s what fosters loyalty, hard work, and reliability from each other. That said, we are open to use other suggested trades; however, they must be vetted and researched by our team to ensure we receive our standard of quality work, as it is our warranty and liability on the line.

What are all the City Permits I will need?

You don’t have to worry about arranging any of your permits. We take care of all the permits which may include: Demolition, Excavation, Subdivision, Development, and Building Permits.

Do I need to own a lot free and clear (no mortgage) before I can get construction financing to build?

No. If you have a mortgage on your lot we can arrange your construction financing to combine your existing mortgage into one construction mortgage.
